A Strata Report is a valuable tool that enables the purchaser to buy with confidence. It provides a full understanding of the strata plan clients are buying into.
Sometimes vendors or real estate agents provide purchasers with three or four basic documents (Balance Sheet, Financial Statement and Minutes of the last Annual General Meeting) giving a quick snap-shot of the property to interested buyers. While this can assist, it is not a substitute for your own independent comprehensive report by an expert without a vested interest in the outcome of the sale.

Holmes is a locally based, independent expert providing high quality, well-presented, professional Strata Reports at a fixed fee. All Strata Reports are thoroughly researched and prepared by Holmes (Lesley Gates). Holmes guarantees no contractors or contracts with other parties in the sale/purchase transaction.
WHAT IS HOLMES
POINT OF DIFFERENCE?
A Strata Report is an inspection of the records for a strata property. These records are usually kept by the Strata Manager. A Strata Records inspection is not an inspection of the building itself. The purpose of the inspection is to gather important information about the Owners Corporation providing a 3-5 year summary of the administration and management of the Strata Plan.

All Holmes Strata Reports are researched and prepared by Lesley Gates, a qualified, trained, insured professional with over 30 years’ experience in legal research and strata reporting.
ARE HOLMES REPORTS INDEPENDENT?
Holmes covers the far north coast of NSW from Tweed Heads to Yamba and the Gold Coast QLD.
WHAT REGIONS DOES HOLMES COVER?
All cancellations paid prior to inspecting the records will be refunded in full.
Cancellations after inspection of records will incur a charge as fees may have already been paid to Strata Managers for inspection of records.
WHAT IS HOLMES CANCELLATION POLICY?
All Strata Reports are $350.00 + GST.
Includes Strata Management Search Fees, Custom Strata Report, Postage of Report (if requested) and Travel Expenses.
* Any additional fees charged by some Strata Management Companies (including remote access fees, electronic transfer fees, excess photocopying charges, or hard-copy record retrieval from off-site storage units) if any, are advised prior to commencement of the search. Reasonable additional strata management disbursements will be absorbed by Holmes where possible.
WHAT DOES IT COST?
Once Holmes receives your order for a Strata Report, Lesley will contact the Strata Managers and book the first available appointment. The Strata Report will be forwarded to you within 48 hours of inspection of the records.
*Please note, the 48 hours turn-around time of strata reports can be affected by Lockdowns, Border Closures and Travel Restrictions. Prospective purchasers are recommended to discuss exchange dates prior to commencement of search to enable Holmes maximum time to complete thorough searches.
